Introduction
Finalizing a property transaction in Dubai culminates at a Real Estate Registration Trustee office, authorized by the DLD to execute title transfers and issue electronic Title Deeds.
Pre-Transfer Requirements
Before booking a transfer appointment, three major conditions must be satisfied:
1. Developer NOC: No Objection Certificate proving all service fees are paid.
2. Bank Clearance / Liability Letter: If either party has a mortgage on the property.
3. Manager's Cheques: Prepared for the purchase price, DLD transfer fees (4%), and trustee administration fees.
The Day of Transfer
Both parties (or their legal POA holders) appear at the trustee office. The trustee officer:
- Authenticates original passports and Emirates IDs.
- Verifies the signed Unified Contract.
- Collects DLD transfer fees and the purchase price.
- Transmits approval to the DLD database.
- Instantly issues the new official Title Deed to the buyer.
Avoiding Closing Day Delays
Discrepancies in name spelling, missing bank liability releases, or uncertified checks can derail the transfer. Having an attorney attend guarantees smooth execution.
