Dubai tenancy contracts are governed by Law No. 26 of 2007, as amended by Law No. 33 of 2008. Rent increases are governed by Decree No. 43 of 2013. Every tenancy must be registered on Ejari. Our lawyers draft and review tenancy contracts for landlords and tenants, from single apartments to commercial portfolios.
What a Dubai tenancy contract includes
- The unified tenancy contract — The Dubai Land Department's standard form, covering the parties, property, rent, term and payment method.
- Addendum — Extra terms the parties agree, such as maintenance responsibilities, early termination, pets or fit-out. Addenda are where most disputes are won or lost.
- Ejari registration — Registers the contract with the DLD. Without it, you cannot connect DEWA or file at the Rental Dispute Center. Ejari guide →
Key rules under Dubai tenancy law

| Automatic renewal | If neither party gives notice, the tenancy generally renews on the same terms. |

Clauses we recommend checking
- Early termination — The notice and penalty if you need to leave early. Commonly one or two months' rent.
- Maintenance split — Who pays for what, with a value threshold.
- Security deposit — The amount, deductions and the return deadline.
- Cheque arrangements — Number of cheques and the consequences of a bounced cheque.
- Subletting and short-term letting — Whether and how it is allowed.

Frequently asked questions
Is a tenancy contract valid without Ejari?
The contract binds the parties, but you need Ejari to file a case at the Rental Dispute Center and to use most government services.
Can my landlord change the contract terms at renewal?
Yes, but only with at least 90 days' written notice before the contract expires, and any rent increase must be within the legal limits.
What happens if I break my tenancy early?
It depends on your contract. If there is no early termination clause, the landlord may claim rent for the rest of the term. Get advice before you give notice.
