Conveyancing is the legal work of transferring property from seller to buyer. In Dubai, the transfer happens at a Dubai Land Department trustee office, usually on a single day. Our conveyancing lawyers make sure everything leading up to that day is right: the title, the seller's authority, the contract terms and the funds.
What our conveyancing service covers
For buyers
- Title and ownership checks on the Dubai Land Department system
- Checks for mortgages, caveats and outstanding service charges
- Review of the memorandum of understanding (Form F) before you pay a deposit
- Coordination with your bank on mortgage-financed purchases
- Attendance at the trustee office, in person or under power of attorney
For sellers
- Drafting and negotiating the Form F terms
- Obtaining the developer's no-objection certificate (NOC)
- Coordinating mortgage clearance and release with your bank
- Managing transfer day and the release of funds
The Dubai transfer process
- Agree terms. Buyer and seller sign the MOU (Form F). The buyer usually pays a 10% deposit, held by the broker or a conveyancer.
- Developer NOC. The seller obtains a no-objection certificate confirming no service charges are outstanding.
- Mortgage steps. Any existing mortgage is cleared and any new mortgage is approved.
- Transfer day. Both parties, or their representatives, attend a DLD trustee office. Fees are paid and the transfer is registered.
- New title deed. The DLD issues the title deed in the buyer's name. Title deed guide →

Frequently asked questions
Is conveyancing compulsory in Dubai?
No. Many transfers go through with only a broker. A conveyancing lawyer protects you if the title, the seller or the contract isn't what it seems.
How long does a property transfer take in Dubai?
A cash transfer can complete within two to four weeks. A mortgage on either side usually adds time.
Can I complete a Dubai purchase from abroad?
Yes, through a properly drafted and attested power of attorney.
