What is a title deed in Dubai?

A title deed is the official ownership certificate issued by the Dubai Land Department (DLD). It records the owner's name, the property details, the plot or unit number and the area. Every ready property in Dubai is registered this way under Law No. 7 of 2006.

Off-plan properties are different. Until handover, ownership is recorded on the Oqood interim register. The title deed is issued once the project is complete and handed over. Oqood guide →

How a title deed is issued

SituationWhen the deed is issued

Title deeds are now issued digitally and can be viewed on the Dubai REST app.

Before you buy: check the seller's title deed

  1. Verify the deed with the DLD's verification service, using the deed details.
  2. Match the seller's name with their passport or Emirates ID.
  3. Check for a mortgage registered against the property.
  4. Check the area and unit details against the listing and floor plan.
  5. Confirm the seller's authority if a representative or power of attorney is involved.

A lawyer can run these checks before you sign the MOU or pay a deposit. Conveyancing →

What if my developer hasn't issued my title deed after handover?
